IT'S A PARTNERSHIP - SELECTING THE RIGHT AGENT!

Not to long ago all an agent needed was a sign and the phone would start ringing.  Today "It takes more then a sign in the yard", there are far more homes available then buyers.  Back then hundreds went into real estate, many have now gotten out but, there are still those with little real experience who will be happy to put a sign in your yard.  This is not the time to use Sally down the street or Uncle Joe, here are key factors to use when selecting an agent.

A non-binding contract (No Cancellation Fees) This assures you that the agent has just not told you what you wanted to hear, that they have confidence in getting your home sold. 

A recent history of success and that they work full time.

A marketing plan insuring more buyers are aware of your home, this will include a Brokers Open and the use of flyers. Your agent should personally invest in the sale of your home.

Half of any professional fee will be offered to other agents to encourage them to bring their buyers but, if you agent should find the buyer that your fee will be reduced.

That the agent you interview will be your agent.

Some work in a team concept, an established agent will take in others for a percentage of any sales they may realize. This agent can then use the teams statistics such as homes sold, full time service or years in real estate, when the fact is they have few sales and limited experience

REAL ESTATE FACTS

I often hear "Oh you work for Century21" not really agents are independent contractors an they choose which brokerage they will put their license at.  This can be based on the fees the brokerage will charge and the services they offer.  As in any business there are "discount concepts" that offer little or no services an low fees but, one often ends up with just a "sign in the yard".  A full service brokerage will enjoy a brand awarness, nationally advertise, have a strong Internet presents all of which will increase the exposure of your home.
